Block Construction Services (BCS) just wrapped up a great 2013 and is looking toward 2014. Coming out of the recession, Kansas City is starting to carve out an important role in the commercial real estate market and we are always striving to seek out the best opportunities in construction and development so that we can serve our clients best. These are the three areas where we see bright opportunities for construction in Kansas City in 2014:
1. Intermodal
As we have discussed in previous posts, Kansas City is taking its place in the commercial real estate marketplace as a major logistics hub for the nation. Geographically centered and with access to strong logistics centers, Kansas City has become an attractive choice for e-commerce companies and companies that rely on efficient logistics to move product. This is an opportunity that BCS recognized and we are currently working towards building an advanced logistics center to attract this kind of clientele to Kansas City. BCS has broken ground on one of our largest projects in recent years with the Lenexa Logistics Centre (LLC). LLC will encompass 10 overall buildings upon completion. Lenexa Logistics Centre will include 1.6 million square feet within 10 Class A industrial buildings, which will include state-of-the-art features such as 32-foot-clear heights and cross-dock loading. Our first building is scheduled to come online this summer of 2014.
2. Mixed-Use
At BCS, we have also seen the rising multifamily market and have recognized the need for luxury mixed-use apartment living. BCS entered into this market over the past year with the construction of our first multifamily development project in November. WaterCrest at City Center is located at 84th and Renner in Lenexa, Kansas and will be a 306-unit, luxury apartment home project. These units will include very high-end finishes with an amenity-rich environment and will also have retail and office space in the center. Our first units should be open for leasing sometime late summer of 2014 with an overall completion date in the second quarter of 2015.
3. Tenant Improvement
There is always an opportunity to make your existing tenants happier. Whether it be building out an existing space or building a new home for the TEVA Overland Park, Kansas office from the ground up, we recognize the importance of making a situation better for a tenant. The BCS team managed over $60 million in construction contracts this past year and continues to thrive in this market.
